Bidding:
All bidding is open to the public. Everyone must register for a bidder number. Bidder registration will begin one hour prior to auction. Down Payment accepted in the form of cash, personal or business check, or certified funds. Auctioneer represents the Seller in all transactions.
Amerisouth Auction, Inc. is acting exclusively for the Seller as Auctioneer and Broker.
Deposits:
At the conclusion of the auction, the high bidder will make a down payment equal to 10% of the Contract Sales Price. The contract form is in your Auction Information Package for you to review beforehand. The sale is not contingent upon financing or any other contingencies. Upon acceptance by Sellers the deposit is non-refundable.
Closing:
Balance of purchase price due at closing by Sellers' appointed closing agent within 30 days after the auction. Seller will prepare a warranty deed. All other closing costs will be the Purchaser's expense. Taxes will be prorated from date of closing.
Conditions:
A 10% Buyer's Premium will be added to the final bid price and included in the Total Purchase Price.
All property to be sold "As Is, Where Is", with any and all faults and no implied warranties by Seller or Auctioneer. The information included herein is a summary of information available from a variety of sources including the Seller, most of which have not been independently verified. This summary has been provided for the use of the prospective bidders at public auction. All information and opinions are supplied herein without warranties or representations; either expressed of implied whatsoever from Amerisouth Auction, Inc., the Sellers, or any of their respective representatives, agents, of employees. All announcements from the auction block will take precedence over any previously printed material or any other oral statements made. Conduct of the auction and increments of bidding are at the direction of the Auctioneer. The selling price of each property shall be determined by competitive bidding at the auction.
No property will be sold with contingencies in the contract(s) including any financing contingency.
Personal Property:
All personal property shall be sold to the highest bidder regardless of price. Payment due auction day in the form of cash, personal check or buisiness check with proper ID. Titles for vehicles will be transferred upon acceptance of check. All items to be sold "As Is, Where is" with all faults and without warranty expressed or implied.

At Interstate I-65 exit 325, go east for 1.2 miles to stop sign. At stop sign, turn right on Mt. Tabor Road and go 2.5 miles to property on right.
